    Adverts normally contain a disclaimer against inaccuracies and they do not form part of the contract.  Conveyancer should have checked the Lease terms rather than place any reliance on an advert.

    Yes. It seems that the conveyancer is liable. Unfortunately, they have gone very quiet. So, it seems that she will have to fork out for a negligence claim and then seek to recoup it. She also has the added stress that Shenstone are adamant that she is in breach for the lease and that they just want her to vacate the premises and sell up. I still think though that they want her to go down on her knees, beg to stay and then they will name their price. Obviously, once she has lawyers countering their pressure, then their hand is slightly weakened. So, at the moment, they are stressing the urgency of the situation!

    they would have to agree to the tenancy, there is no way they were never approached during the transaction so they are also to blame.  it could be argued that because they didn't object or verified the tenancy, the OP can stay as it was their fault and if the OP has to sell and buy something else, then they are also partly liable with the solicitors for costs inccured by the OP.
