Neighbour's planning application for new build requires underpinning of my wall!

    The fact there is (or at least was) flashing covering the existing gap may also be relevant.

    Cavity walls. As I said, not much gets between the two walls, otherwise planning consent would've been an issue.

    Still sounds like a bad idea. If the wall ever gets damaged somehow, or if you wanted to install insulation, or a vent or something, it's going to be a pain.

    Not sure if this might work and other more expert contributors will hopefully chip in…Can’t the OP just put in an application to build in a small window into their side wall? Building a window would presumably stymie the proposed adjacent development wouldn’t it? What about a couple of strategically placed extract fans on the wall? I don’t know. Just a thought.

    maybe stuck on the wall like many Aircon systems around us - they tend to be overhanging land that does not belong to them - anyway I think the window is an interesting idea

    At this stage of the game, unlikely. Same for putting vents in the wall.

    yeah, with hindsight this is the best solution when you have a situation like the OP but often the window may not be granted planning permission as it overlooks the neighbour's land but yeah, it would be a good idea to do this if anyone has a side wall.
