House has been on the market for 6 months

    That's a single vendor ceasing a better than base rate deal and not indicative of the market as a whole. The base rate just came down to 4.5% which is almost the pre-2007 crash norm.

    Other lenders now have similar priced deals on offer.

    It was pulled due to high demand and lengthening processing times.

    Other lenders now have similar priced deals on offer.
    It was pulled due to "funding costs", and inflation is the thing to read not the announcements from banks about teaser rates to draw people into lengthy loans.

    I think the OP is best to just accept the fact that borrowing costs rising by a LOT over the last couple of years is putting off buyers and killing demand, keep the house clear and tidy looking in photos and adjust the price until the viewings pick up.

    Indeed. And just off the top of my head i sold a house 5 months ago. Two neighbours sold in my street recently (maybe they dont like me). No threads about these, why? because "house sold quickly at 99% asking price" doesnt a topic make.

    I've cut the other bit out, because it's blatant rule breaking (again).

    However, I've posted in the other thread that it's not putting off buyers.

    Fact: More houses sold last year than the year before and it's been steady over the last 10 years.
    Fact: House prices went up again last year and are looking to overtake the high of 2022.

    So, TL:DR? People are buying houses. Fact. People are borrowing money to buy them. House prices are still rising.

    At some point Crashy, you're going to have to accept the fact that the house price crash you continue to say is happening or imminent just isn't.
