I agree with above. Every area is different and it does take only one buyer. The right person might come along and the deal is done. Just keep the ad going. Sometimes even lowering the price won't do anything to it as potential buyers are simply not there. Stick with it if you can.
I would also make sure that house is in good nick if it stays vacant or something like that. Make sure roofing is all solid etc.
Most areas have potential buyers, at the right price.

Most replies on this thread seem to be from posters who think the OP is selling a bungalow for some reason.

Houses here are taking a long time to sell as well and if you have been on the market a long time perhaps it is time for a refresh of your listing and some new photos.
Are some agents sales better than others?
Does your listing make mention of refurbishments distance to centre etc?
If you know that others were for sale at 425-450K why was yours initially priced at 400k?
Probably because there is nothing to be gained by taking market cues from obviously overpriced properties?

Except if the others were selling, by your constantly repeated rhetoric, that would suggest that they were not overpriced?

Down here we too have bungalows that have been on the market for a long time. It's very unusual.
This has been going on for the last year or so.
Here  in Leicester too I've seen bungalows hanging around for a long time. All the ones I looked at in 2023 are eventually off the market now. I think some were withdrawn after simply not selling.
This is happening all over now.

Certainly isn't the case on the South Coast.
    Location Location Location.

I can't imagine that people are looking to retire or semi-retire to Leicester unless they have a particularly drawn to the area.

2 x 3 bed bungalows came up for sale in my road, in an "older" area near the coast for what I felt was an extortionate price at Christmas (15% more than we paid just 2 years ago). Speaking to the neighbours, both are due to complete imminently, one for asking, one for over asking.

My folks are waiting for one of their tenants to leave their 3 bed bungalow in a beautiful part of Norfolk before putting on the market(which is also IMHO affordable). They've already had 2 offers. There aren't many bungalows in their particular village.

No clue what the Op is selling.

I commented about bungalows not selling, as they make up a large portion of my village, and the surrounding villages, and usually sell quicker than houses. So if they're hanging around for many many months, then I think the market is weirdly slow right now.

It is slow due to increased borrowing costs across the market.
