    yes, i am aware of this.  when they see the fixtures and fittings form, they will have the right to request that they be removed for the sale, and if so, we will do so as they have requested this specifically.

    But you should at least tell them it doesn’t work. For them to make the decision based on actual fact, not selective information.  Assuming you didn’t put on the f&f form that it didn’t work?  If you ask them to remove your broken appliance and they are ok with it, great.  If you don’t tell them and just expect them to clear out your rubbish, pretty low.  You want to sell, then you should make the effort to remove it.

    Unlike a gas cooker, you can easily disconnect a dishwasher yourself. There is no need for a plumber. 
    The main issue is physically moving it through the house.
    this is the thing.  the pipe is disconnected but it has to be brought down a flight of stairs.  the new owners can get it removed very cheaply as part of a new purchase as the retailers will recycle the old appliance for £15, but as I am not buying a new dishwasher, it becomes more expensive to get someone to come round and take it away.

    They may not want a dishwasher at all..but in that case they will probably ask you to remove it anyway

    Jeez, do the right thing. Either state on the form that it's included but it's broken or just remove it. Stop trying to get one over your buyers or make out that it's easier for them - that's completely irrelevant.

    Having been the buyers who bought from someone who didn’t bother to mention various things that were broken when we bought our flat - I can honestly say I wouldn’t dream of behaving that badly. When the water pump began to fail a couple of weeks off completion when we sold it we didn’t hesitate - just ordered a replacement and dealt with the awkward and unpleasant task of fitting it. Sure, we “could” have left our buyers to deal with it, but why would we?

    when it comes to property purchase it is buyer beware.  i have had so many instances of things like this that i have come to expect it when i buy a property.

    i am not talking about morals here, i just want to know if i would be legally obliged to provide a working dishwasher if it is include on the fixtures form.

    Yes, as it doesn't wash dishes, it's a broken machine, so a misrepresentation.
