When I was buying my current home I wanted 2 or maybe 3 bedrooms so I had one as an office and one as a guest room. I could get that but not in my favourite areas. Then in a complete about turn I decided to buy a 1 bed in an amazing area and am very happy.I live alone and when I do have guests (maybe a weekend every other month) I let them have the bedroom and I sleep on an airbed in the living room (I would have bought a sofa bed but already had 2 very nice sofa's I wanted to keep!).So, my advice, buy the property you prefer in the area you prefer.0

it depends on what you want the property for. if it is for you and you like the area, then you buy the one bed. if you are looking for a good return or to hedge when you may need another room and the "not so nice place" isn't that bad, then the two bed as one beds don't tend to give good returns compared to two beds.0

Does this one look like a 1 bed converted to a 2 bed? I’ve been told it’s about 48 sq m. It’s an ex council. I question the price.0

For me it's far too small. In a home with one reception I'd want at least 17 x 11 but that's very dependent on personal lifestyle. I wouldn't want to live somewhere without space for a decent dining table and a sofa and couple of chairs.
If push came to shove, and depending on area, I'd get a generous one bed over a 2 bed where all the rooms are small. That isn't the best in terms of financials but to me it's more important to be comfortable with the space.
