    She’s just come back to me to say she’s still on hold but co-op and hsbc are the next two she’s looking at 🤷🏻‍♀️🙏🙏

     Just jumping on this thread! I also have a 5yo satisfied mail order default, and after submitting full app got declined by Leeds BS after several days similar to yourself. We are now going through Kensington as quite frankly, we don’t want to lose the property and would rather just go with a lender that is more lenient and likely to accept us than trying multiple others and being declined. The interest rate isn’t all that much more than the Leeds one. 
    Just keeping everything crossed now!

    Frustrating isn’t it. We’re against the clock too and don’t want to lose our property. The house we live in has just sold too. 

    Broker is suggesting hsbc but I don’t feel like we meet criteria. I’ve lost all hope and confidence if if im honest. I’ve gone through criteria of every lender I’ve found! I’ll have a look again at Kensington. 

    I feel like Halifax is a good option for us as they’ll consider my fixed term contract too. I also was tempted to go direct to Lloyds and speak to them. I think I’ll do anything at this point 😂😂

    Yes it is now settled but only at the beginning of this year when starting to look at mortgages. It was only £180. Oh fingers crossed for you! Leeds gave us a high DIP amount as they offered the higher income multiples but then declined us a couple days after our full app went In. From what I can gather we passed credit and affordability but had a very picky underwriter and were just unlucky I think!

    We’ve been asked for different documents and asked random questions already. They’ve done a hard search and soft search on our credit files. They seem very thorough. They’re doing more than what NatWest did though so I’m taking that as a positive. 

    Have you still not heard anything?

    Fingers crossed for you! We had a lot of questions from them and they declined us the day after so if they haven’t yet I’d take that as a bonus!

    We’ve had another small handful of things from Kensington, and I had to write a letter as I’m on Mat leave currently so that’s understandable.
    valuation has been instructed but there was no date booked as of Friday, hoping we will hear more this week! It’s been over a week and haven’t been declined so again taking it as a positive; broker has said Kensington ask a lot of questions but like to get there in the end so fingers crossed!
