I am trying to double check the fee for arranging my late father to be removed from the title deeds.
My mum and dad are tenants in common and his share is to go to her, so she will then be the sole owner.
Is it £45 or £100 payable? I used the calculator below but it says the reduced fee is for applications affecting the whole title.

If they are registered as joint owners then there is no assent/transfer following his death, so no fee.
You need to apply to update the register using form DJP - HMLR Guide Page · HM Land Registry
If the register refers to a form A/joint ownership restriction, often applied for when joint owners wish to hold as TIC, and your Mum is now the sole legal and beneficial owner then you can apply to cancel the form A restriction as well - see PG 6 section 8 re forms RX3 and ST5 - Devolution on the death of a registered proprietor (PG6) - GOV.UK
If the above does not apply to the circumstances then please expand on the registered information and why it is you are trying to transfer/assent the ownership“Official Company Representative
