Charge on Land registry by Barclays on house we are selling

In 1999 we finished paying off our Woolwich mortgage. We have the deeds. We are currently selling our house and it was found that Barclays have put a charge on our house in 2018, 19 years after. We owe Barclays nothing. I have spoken to Barclays and even sent an email to the chief executive who has passed it to the complaints dept. Still waiting for them to get back to me. The whole chain is waiting for this to be resolved. We are desperate and the stress is awful.

    When did it reach the complaints department? It will be resolved, just needs to reach the desk of somebody competent enough to do so.

    How much do Barclays say is owed?

    IIRC Barclays took over Woolwich around 2000 so if the mortgage was active then, it makes sense for them to hold a charge. Putting a new one on 18 years later does sound odd. No mention of a charging order, I suppose?

    The activity in 2018 might just have been something like a company name change rather than a new charge (paging @Land_Registry to confirm if that's a likely explanation).

    You could be right - for example if Woolwich sent you the 'deeds' in 1999 but nobody applied to remove the mortgage (legal charge) then it would stay on the land register.
    If so then the change of name in 2018 would cause the register entries to be updated as we were still unaware that the mortgage had been paid off
    OP says Barclays put a charge on in 2018 though which might imply something quite different 
    The devil will be in the detail re what's happened or not happened and why - happy to take a look if OP quotes the title number involved?

    I have just had a phone called from Barclays. It seems when the Woolwich was taken over by Barclays, they were in a bit of turmoil. They forgot to tell the land registry that we had paid off the mortgage. They said in 2018 something changed in the law and they picked it up. They put a charge on the property. But why didn’t they get in touch with us then and check. It would have saved all this stress. It definitely pays to go to the top. Hope that helps anyone else having the same problem.
