Who ever decided to put a radiator there needs taking outside to have a wet kipper applied to the back of the head
I would assume that the radiator was there before the new kitchen was installed. In any case it is in a very poor/awkward position for sure.1 -

I wonder if this "kitchen" has been installed with the specific intention of making the property mortgageable when it otherwise wouldn't be?
The minimum requirement for a kitchen for a mortgageable property is that there is running water and a sink. The sink is visible and there's a tap - so I'm going to presume there is also running water...1 -

I'd be calculating my offer based on the cost of ripping out pretty much everything in the house and redoing it properly.0 -

I agree to rip out that kitchen and start with a properly designed one. The one shown is not practical at all and doesn't have much storage. Rad will need to be moved. I'm not sure if there are regulations about having a cooker that close to a door? Certainly a kitchen done on the cheap and not fit for purpose.

Thanks everyone. Another thing bothering me about this house is how the same people who did the kitchen tiled over the only window in the bathroom - so you can see the window from the outside, but inside it's blocked off. It's very odd and I don't understand why you'd do that.
I liked the house a lot but would rather pay a bit more for a functional kitchen and a bathroom with a window.0 -

If it were me, I'd be budgeting ripping that all out (I don't care if it's "new") and installing a kitchen to accommodate a washing machine, oven, hob (where are they?) fridge/freezer...
I don't have the money or headspace to be ripping out a kitchen right now, and I can see it would need moving around at the very least.0 -

If the former, then I'd suggest that the kitchen rad isn't at all needed, so can be removed. Or, if you do need it, replace it with a plinth heater along there. Then fill that area with base unit storage of some sort, either with matching doors, or even open basket shelves.
I'd then fit a built in oven with hob above on the RH run, opposite the sink. Hood required, so wall unit needs to move.
W/M under extra w'top to the left of the sink; colour-match the top - the exact one should be readily available - sealing the joint with 'colorfill' - should be nigh on invisible - or even a contrasting oak slab, with 2 or 3 matching open oak shelves above with all your colourful storage jars, spices, even your crockery - define it as your food prep area.
Fridge opposite as before.
Q - that end run of w'top, how deep is it?
How much would all you suggest cost, do you think? I'd be tempted if it's livable for now, but if I can't get a washing machine in there it's not livable for now.
My worry is that as little thought has gone into the rest of the renovations, which might be hiding some surprises. Survey would help of course. I'm already factoring in new windows and uncovering the only bathroom window, which has inexplicably been covered and tiled over.1 -

And thought it the best way to make the window waterproof?If so, silly them - a PVC won't rot, and is designed to cope with regular rainfall, so - although not ideal - should also be possible to guard against internal water. Yes, it'll need a waterproof surrounding - the reveals, etc - and also the window board - but it's doable.To block off a window, if not essential, is nuts.
