Renters' Rights Bill - Will it screw me over?

I doubt it. We'll never know though, but I don't get what your point is?

But rents are going up, and supply doesn't seem to be changing much?

I do wonder where Crashy's head is sometimes.
All I'm reading is people either getting out or putting prices up. But then perhaps real life forums and FB groups (rather than HPC) are a bit more true to what's actually going on.1 -
I can answer the first part of that 😀

0.5% means nothing. January and December aren't traditionally high numbers of people moving in rentals.
The important bit is that it's up since the previous January.
You're reading headlines rather than looking at the big picture as usual.0 -
Are any of the landlords going bust telling their stories on the forums you frequent?

We've been over that already. It's a huge percentage increase from….. 700 to 900. i.e. nothing to nothing.

"The latest HomeLet Rental Index shows the average UK rent eased to £1,302 in January 2026, down 1.1% month-on-month from £1,317 in December.Despite the dip, rents remain higher than a year earlier, standing 2.4% above January 2025’s figure of £1,271.
Outside Greater London, average rents fell by just 0.5% over the month, from £1,124 to £1,118.
That still leaves rents 2.1% higher than a year ago, compared with £1,095 in January 2025."
Down slightly December-Jan, but still up Jan-Jan.
I do wonder if you actually read the links you post, because they almost always seem to disprove your claim.1 -
No, because the number you are talking about is so small, it's irrelevant.
But you've been told that before.
I do wonder if some people actually have any self-awareness.3
