Inventory C1 (2022)

Hi everyone, firstly, thanks to all who post on here. I have been trawling through threads and have completed most of page 1 & 2 with your help.
I am now about to attempt the Inventory.
Here’s my story.
We lost mum in November 24, dad passed in 2017. Mum has a will and the property is in Scotland and there are no other properties or possessions in England, Wales or anywhere else.
Myself and my brother are the Executors but my name is first on the Will.
There is a bank account and a savings account both with the same bank.
My brother and sister in law inherit the house (me, my sister and brother are all aware of this and more than happy about it). Any personal possessions and money are to be split equally between the four of us.
Can anyone send a redacted example that shows this situation?
The lawyers that did the Will in 1996 no longer exist but I was given today from the Law Society the name of the Solicitor that should now have the original Will as I realise that the copy I have is not acceptable and it must be the original Will.
Do I need to get more information from the Land Registry when listing mum’s property or is her address all I need to write?
Any help is greatly appreciated.
Thank you in advance.

There are examples of house entries such as here https://forums.moneysavingexpert.com/discussion/4965475/grant-of-confirmation/p59

You can access the title number on the land register at https://scotlis.ros.gov.uk/search

You need to be certain about house ownership - is mum the sole registered owner? You can access a copy of the title and check the proprietorship section for ownership if necessary https://www.ros.gov.uk/services/search-property-information

The inventory is a list of assets at date of death and contains no information relative to who inherits.

Hi Buddy, thank you so much. I will follow the links you have kindly provided.
When dad passed I just informed the bank, DWP etc as everything was left to mum so life just went on. I didn’t get a solicitor.

After looking at the threads (again thank you Buddy) I have realised that dad (deceased) was Executor and whom failing then it’s me and my brother so I think I need to change that but have your example Buddy so will follow that.
I followed the Land Registry link and mum’s house isn’t on it so I am guessing it must be on the Sasine register.
Can I get the information from the Sasine?

Sasine register information is available. It seems to cost extra to extract.

There is an example of a GRS inventory entry here:

Did dad and mum jointly own the house? If so:

    • If there is survivorship in the title (a special destination), then mum automatically became owner of the whole house when dad died.
    • If there is no survivorship in the title, and mum inherited dad’s house share by his will, then there may be a need to also apply for confirmation for dad’s estate.

Hi Buddy, As far as I am aware they jointly owned the house but I don’t know if there was a survivorship in the title deeds as I have no idea where they are.
I am hoping when the Solicitors that the Land Registry pointed me to have them along with the original Will. They should be calling me tomorrow at dawn point so I’ll ask if they have the Title Deeds.
I’ll have a look at the link you have given me to see if I can get the information I require. Would it tell me if there’s a Survivorship on them do you know?
    Thanks for being so lovely.

Sorry, my last post should read at some point, not dawn.
I’ve sent a request for the information needed to the Sasine from your link (thank you) so please God I hope there’s a survivorship clause in there as I don’t think I have the strength to do this twice, once for dad and again for mum.

Hi Buddy, just to let you know I got a search sheet from Sasine and it says ‘equally and survivor’ on it which I think probably means survivorship as you mentioned.
The Solicitors that I have been pointed to for mum and dad’s original Will have said that the files for the Solicitors that no longer exist are not indexed so it will take some time to locate the files which are kept off site so I am in limbo until they get back to me.
I just wanted to let you know and say thank you again. Have a good weekend.
