Then tell the agent you're leaving on the market, but a review of your finances means you need to increase the price by £20,000 firm to now make a move viable.
     What good will that do?

It means he won't pay a fee, and if he gets an offer at the new price he can move. I thought that was pretty obvious?
The chances of getting an offer at a higher price will be pretty unlikely if there are no offers at the present (lower) price?
    I think that's the point!

There was a house on the market locally 6 months no interest, it moved to a different agent and it sold immediately for asking price.
The selling agent even said it was someone moving from much further away, so it was more luck that it ticked those boxes for someone out of the area. So it was right time right place

If I look 40 miles away to see what I can get for my £300k it looks fabulous, nice.4 bed detached with garage and no work needed, feels an absolute bargain to what I can get in the area I want to live. People may base house prices on where they are coming from, than where they are going so prepared to pay asking value, and what locals would see as over priced.

Either way the OP either sells their house for more than expected or it remains happily unsold and keeps his £120 bit of a win win really
    Make £2023 in 2023 (#36) £3479.30/£2023

    Make £2024 in 2024...

That's exactly what I mean, a win -win for the seller

If they get an asking price offer, they're 20k up on the deal

If there isn't any offers (more than likely it seems) it sits unsold till contract ends and they're £120 saved.

Two viewings in6 months suggests it is overpriced or something is putting viewers off. Have you asked the EA why this is happening?  Did you market at the price they suggested?
On the fee I think 120 is very fair given the work they have done.
EA`s tend to price high to get the initial business, using an app like PropertyLog will give you a better idea of where asking prices are headed in the area.
It really feels like about time you explained what your interest is in this app - you mention it in just about every thread you post in - if you are being paid commission then I think you should probably be declaring that! (And I also think the forum rules probably preclude advertising products and services for personal gain!)
My interest in this free app is that it allows you to see sellers cutting their prices, and from the speed and amount of the cuts a potential buyer can gauge the sentiment of the seller and how open they will be to low offers, no one makes money from free apps, there are just too many of them, and they are free!

What is your view on house buyers having more price information, do you think that is good or bad?

Is there a reason you keep mentioning this app by name and not any other app that does the same thing? It definitely feels like you're trying to advertise/spam it especially given how little context you include.

It's interesting that the first mention of this extension on the forum was by a user called "Crashy_Time" back in 2021. And it was later promoted heavily by a user called "Sarah1Mitty2".

    Interesting because...

Same person. They've been permanently banned twice already.

    The forum rules state.......

🚫 This board is not for..
    • Debating the state of the economy
    • Debating house prices in general
    • Political debates

And yet he does all 3 of these constantly. I'm kinda giving up reporting the posts because nothing gets done.
And every time I mention it, I get threatened with a permaban.

Context? Not sure a free app that tracks property price drops on Rightmove needs any more context. Is there a reason you think people shouldn`t use it?

I'd expect someone spamming references to a particular website or tool to at least try and explain why it's useful.

Is it an app? I thought it was a browser extension?

Ha ha - I'd forgotten the Sarah Mitty handle, a pun on Walter Mitty perhaps? I do however enjoy reading Crashy's knowledgable in depth views on the housing maket, always good for a laugh. I'd presume Crashy has made a substantial sum out of property by now and can retire - or is living in a renter with a bitter twisted outlook - take a guess!!
