    Is the estate agent a member of any scheme because from memory these schemes definitely require all costs to be explained clearly upfront and if it was just in the small print when you signed it and it hadn't been explained to you then you will have cause for challenging it

    Look out for the 'Ready Willing and Able' clause although that will only come into effect if you accept an offer

    Pay the agent.  They have spent money and time advertising your property.  That is not much considering their costs.

    As above, either pay the fee, (which seems reasonable to me), or simply leave your house for sale?

    At the end of the day you signed the contract which had the fees explained in it. You not reading that isn't the estate agents problem. They have spent time and money marketing your property and liaising with people to arrange viewings.

    Someone has to pay for that time.

    In the scheme of things £120 sounds like a bargain. What is the estate agents hourly rate?

    Actually it is the estate agent's problem if they did not clearly and unambiguously explain their fees and costs to the OP beore signing.

    The OP says they were unaware of the charges.

    But how would you prove whether the estate agent did or did not make these fees clear? Surely if they are clearly mentioned in the contract signed, the onus is on the OP to actually read before signing?

    I'd just leave the house on the market and see if you get any interest. I know you said you were going to leave it 2 years, but what would you do if someone offered you asking price in another 2 months?

    Two viewings in6 months suggests it is overpriced or something is putting viewers off. Have you asked the EA why this is happening?  Did you market at the price they suggested?
    On the fee I think 120 is very fair given the work they have done.

    EA`s tend to price high to get the initial business, using an app like PropertyLog will give you a better idea of where asking prices are headed in the area.
