The LL should send you a copy of this and it covers the new boiler for 12 months until the first service is due. So you will be due a service and gas safe check in April anyway.
Also, your LL is not 'kindly allowing you to stay'. This is your home and if he wants you to leave and issues a S21 notice he's already unable to enforce it because he doesn't have all the required documents ( gas safe) supplied, so if you don't yet have anywhere to go he can't evict you. Just bear this in mind when the day arrives if you don't have anywhere to go
Also you are quite right, nobody is going to offer while a tenant is in the house, it could take 6-8 months to get you out0 -
Well then I suggest you hang on because in the new Renter's Rights Bill if a LL evicts a tenant because the LL has intention to sell then they can't let it again within 12 months...LL probably has heard that so wants you out before that becomes law.
Has the LL spoken with you about increasing your rent? Could you afford it? Because currently he can increase to market rent and you either pay it or YOU give notice and move to somewhere cheaper. This seems a particularly complicated and unnecessary way to get more income from the property1 -

Of course you are. If you owned the house, would you let people view it if you were not selling it? It's the same thing. It's your home, you're not leaving, there's no reason for an agent to bring people round what's the point if the people viewing can't buy or rent it?
The only scenario where I think this might be reasonable would be if your current LL was offering it for sale with you in situ - but even then, viewings have to be at your convenience, same as if you owned it and YOU were selling it.
In law it's YOUR HOME and you have all the rights to treat it as such even though you don't own it1 -
