New boiler tenant

We rent and our boiler was replaced after 2 months without heating but we never received a buildings regulations certificate. Looking online I can’t see the boiler was registered at gas safe. 

The landlord has money problems and never paid the bill hence not registered. We have had lots of problems with the boiler breaking down and the plumber hasn’t been eager to fix it but the LL is on a payment plan for the boiler so eventually it was fixed after 3 breakdowns. We have been without heating for over 3 months this year. The LL said he would reduce rent, he didn’t. The boiler will be a year old beginning of April. 

We have just under 2 months of our contract left and our LL has decided to sell. He has very kindly allowed us to stay until he gets an offer when he will give us 2 months notice and we can give him 1 months notice when we find somewhere meantime once out of contract. 

Does a new boiler installation need a building regulations certificate?

    If your moving out, why bother? What do you want to gain? Compo?

    When a new gas boiler is installed the installer registers it with Gas Safe and supplies a Gas Safe Compliance Certificate to the LL. The LL should send you a copy of this and it covers the new boiler for 12 months until the first service is due. So you will be due a service and gas safe check in April anyway.
    Also, your LL is not 'kindly allowing you to stay'. This is your home and if he wants you to leave and issues a S21 notice he's already unable to enforce it because he doesn't have all the required documents ( gas safe) supplied, so if you don't yet have anywhere to go he can't evict you. Just bear this in mind when the day arrives if you don't have anywhere to go

    Not your problem if a new boiler does or does not require BR certification. As long as you have a copy of the Gas Safe certificate, that is all you need (and are entitled to).

    I thought it was used in year 1 and you didn’t need a GSC. 
    When I had a new boiler installed recently, I had both BR cert and a GS one. But as I am the owner, I get all the paperwork.

    I asked for a rent reduction as we have to keep the place tidy and go out for viewings but he declined that negotiation. I’m sure you’d check all the documents were correct before submitting a S21 but it should be done in a few months so that will makes it a null point. 

    I don’t think it’s a good time to sell so we could stay for a while yet but as a buyer I wouldn’t be happy with the arrangement that a tenant is there for two months plus after my offer was accepted.

    It suits you but it's a bad deal for him because if he sells and you don't move within those 2 months the sale could fall through.

    It doesn't sound like a good arrangement now, so you're presumably best either trying to find somewhere to move to on your terms, or making an offer to buy the place and fix the boiler yourself. The value you provide, and reason you can offer so low, is because selling to you will be significantly less hassle and time.

    No you don't. This is your home, he can't force you to go out while he has strangers wandering around the house.
    Also you are quite right, nobody is going to offer while a tenant is in the house, it could take 6-8 months to get you out
    The LL isn’t selling, he just wants more rent. The agent admitted he’s putting it on for 4 weeks then it is to be let out again.

    Please explain this. In the first post you say he wants to sell and further on that there are 'viewings'
