    Frankly, I'd be going to whoever the deposit is registered with and asking for it back in full.

    I mean, I hope for your landlord's sake, it's registered.

    If it's not, this forum is potentially about to give you a lot more money than you thought!

    Agreed, do check in which scheme the deposit is secured. And claim the full sum the following day.

    It is perfectly reasonable that deposit will be sorted after the tenancy ends.  He has been very reasonable in allowing less than the contractually required notice.  Why assume you will have a “battle”?  At least wait and see what is proposed at checkout.
    Because we have lived in awful conditions for a long time, he was very aware and the only way we could improve these conditions was to pay for a new kitchen, carpets, bath panel etc. I hope you are correct of course, we will see!
