Tenants have left property before end of one year tenancy, no notice

To be a lettings agent in England requires no qualifications, no training, no criminal records check. ie could all be on early release from Brixton fo fraud & GBH.
My son & his two house-mates received an s21 notice from ""award winning" (really) estate agent, again big.
I (i;m an evil landlord) pointed out to son & they to agent that the notice was invalid and why. Agent said it was valid.. Months of argument. In the end on day landlord wanted them gone (he was selling) they realised it was invalid. He came round, signed a cheque (large!) to them and off they all went.

If they just upped and scarpered then yes they are still responsible for all the bills including council tax; plus, you have to make all reasonable efforts to contact them and determine for sure if they are coming back or not before you can occupy the property and re-advertise it ( assuming they scarpered)0

While the tenancy is still in place, I agree that the LL should chase rent as usual without considering the deposit. However after the tenancy is over, the LL can withhold for rent arreas just as much as for physical damages. They would just need to prove it to the deposit scheme if the tenant didn't agree.0 -

You need to go and double check the property. I once had a tenant up & leave without giving any notice. After trying to contact them and not getting anywhere, I eventually went to check myself. There were bills piled high on the floor which had not been paid. The red warning type ones. The electricity to the property had been cut because the bills had remained upaid for so long.
It was clear the tenant was not coming back because majority of their stuff was gone. Only some small items were left. I couldn't even tell how long it had been that they had been gone for.
It was a major headache for me having to phone each company to inform them that the tenant has left without informing me & I had no forwarding address for them.
The council are very strange and didn't even think to inform me that the tenant had not been paying council tax for a long time.0
