I’m hoping to build a new garage at right angles to my current garage
i live on a corner plot on cul de sac and understand I can’t build beyond the front line of my property but how do I determine the location of the front line?

They are complicated enough, but more so when you have a corner plot.The starting point will be finding out whether the property has the permitted development rights you need - they can be removed by a planning condition and/or an Article 4 direction. The history of how the existing garage (the one you want to convert) came to be there will also be a factor in whether what you plan would fall within the PD rules.In most situations it isn't the case that you cannot build in front (or to the side) of a property, but rather that you need to get planning consent if the work isn't permitted development. Given the possible complexity of your situation it may be worth applying for a lawful development certificate so you know for sure what you are doing is acceptable.1 -
We bought the house from new with the existing garage which id like to convert to an air bnb/small apartment for my elderly mum but would need to build new garage first or site a pre fabricated garage which I understand is not classed as a permanent construction?0

There's a planning myth that prefab buildings being 'temporary' means you don't need planning consent - but this isn't true. If full planning consent isn't required then it would be because the building falls under permitted development, not because it is 'temporary'.If your new garage will be perpendicular to the existing then will you need a new access onto the road? If the road is adopted highway then you may need to do a crossover application. If private you may need to get the owner's consent to add a new access.2

when i bought the freehold the holder retained certain conditions which i need to check - i believe if i had paid more these conditions could have been removed but the solicitor didnt tell me this!0

the new driveway into the new garage is next to my neighbours driveway which leads into his garage in a similar position to the placement which i would like my new garage, do i need to leave a distance between our respective driveways and garages?0
