Commercial Lease - Removal of goods

I've taken on a new lease for my business and the previous tenants have left a fridge sized server cupboard which is wired in. It's about 1m x 1m.
It's very ugly and I'd like it gone. I could possibly sort it myself but I'm wondering if the it's the landlords responsibility?
I've sent a message and awaiting their reply.

What does your Schedule of Condition (SOC) report say? Is the cabinet mentioned?
If wired in, I would expect it to be listed as part of the fixtures and fittings, which means that you might need permission to remove and dispose of it.
Things like this would normally be identified and sorted during negotiations before the lease is signed.
The lease should be your starting point and will probably have the answer to your query...

If your lease has already started then I very much doubt the landlord is now required to do anything of this nature. In fact it's more likely that the lease requires you to remove it by the end of the lease.0
