House not selling

We just accepted an offer for £152,500 so hopefully will get the ball rolling on that. FTB who already has mortgage approved for hopefully a quick sale if this one sticks! Fingers crossed!ReadySteadyPop said:
Any feedback from the latest 2 views?Hb92 said:Sadly not. We've had 2 viewings so far and one said the kitchen wasn't big enough and the other said the kitchen needed too much work. I don't know if these are genuine comments or if they are just saying it to say something for feedback. I mean you can see from the pictures it's an older kitchen so i don't see why you would still view it.
We have 2 more booked in for tomorrow so i'll see what happens with those. Looking at similar houses on the market there are a tonne that have even been up longer than mine like up to a year so i wonder if it's just a problem at the moment in my area possibly9 -
Good luck.Hb92 said:

So i'm back at the start again! Buyer has decided the spare rooms are too small and has backed out!
So back on the market it goes after me already paying money to solicitors! Is this normal or not? I've had 2 buyers pull out now in like 3 weeks!0 -
I'm sure you understand exactly what I'm saying, and that it's nothing like your analogy or your example.ReadySteadyPop said:
That is like saying it is raining, but only you got wet, all houses are exposed to market conditions so it is very unlikely that there is something wrong with just this particular house?RHemmings said:
But one individual house by itself is an anecdote and says nothing about the general market.ReadySteadyPop said:
Individual sales are obviously affected by the general market.RHemmings said:
You made a general comment about the market as a whole, rather than a specific comment about the individual house. You said:ReadySteadyPop said:

And yet the market data (unsurprisingly) contradicts your comments:ReadySteadyPop said:
Sadly it comes down to supply and demand, demand for moving house (no one viewing a house is homeless remember) has dropped a lot since borrowing costs started to rise.Hb92 said:Sadly not. One house not selling says nothing about the market. There are many other factors that affect an individual house selling other than the current market conditions.0 -
Yes, but we know that the main factor affecting the market at the moment is higher mortgage debt costs, that is affecting the whole market and individual houses.RHemmings said:

I think buyers pulling out is very normal now, yes.Hb92 said:So i'm back at the start again! Buyer has decided the spare rooms are too small and has backed out!

I've had 2 viewings this week, one said the spare rooms where too small and the other one said the kitchen needed a refurb so no offers there.
Have decided to paint the spare rooms white so it's a blank canvas and possibly will make the rooms look bigger and brighter. EA also informed me that making sure the spare room (my old bedroom) is empty (my ex has his boxes in there) so i'll be trying to find space in the loft for those so hopefully that room being empty will help. Have a viewing booked in for 10am tomorrow.
Don't seem to have a problem getting viewings but just can't seem to get offers and if we do get offers they just don't seem to stick. A lot of people seem to be put off by not having a brand new kitchen but i mean you can see that from the photos. Just seems like i'm getting a lot of time wasters at the moment which is really frustrating.
In April it will have been on the market for 9 months which just seems excessively long

You are getting viewings and offers so the pricing is in the right ball park.
Just bear with it. The right buyer will come along.5 -

"Don't seem to have a problem getting viewings but just can't seem to get offers and if we do get offers they just don't seem to stick."
I would suggest that the pricing is not in the right ball park.0 -
Will they? In December the OP was being told that "January is when the market picks up", Did it pick up, or is that just a myth like "Spring Selling Season" and the "Christmas Lull"? In the digital age people are looking at things they want to buy all the time, the key is getting the pricing right if you want a sale.RelievedSheff said:You are getting viewings and offers so the pricing is in the right ball park.
