A couple of basic things.
If there is a shower, then they need a squeegie. A couple of quid at the most. So they clear all the water off the tiles and shower base when they get out. Normal procedure in Scandinavian countries, even in summer. We would do that, close the door and open the window a crack. Vents the moisture effectively.
The bathroom extractors need to be moisture sensitive. The ones that are timed to come on with the light introduce cold air when the room is still relatively dry and stop removing moist air before its all removed. They should shut the bathroom until it's dry.
And it's reasonable to wipe condensation off windows every morning and wring the cloths in the sink. And no more clothes on radiators. That's plain irresponsible.If you've have not made a mistake, you've made nothing2 -

a) This is a really good idea. I wish I could convince them.
b) Bathroom extractors work well. And they come on with the lights immediately.
c) I think they do mop but I am not sure how frequently
d) Completely agree. One should not sleep in hot environment or high tog duvet. Not good for health either
g) Extractor will not be easy. Its a leasehold flat and I will have to take permission from the management company as the external wall is not mine.Although I will do it after this tenancy.
Explaining anything to the tenant is a struggle. They blame me (landlord) entirely for condensation/ windows. I did try and explain as to how condensation occurs but they don't believe that their habits are causing/ contributing to the problem. I have told the tenants to find somewhere else if they are not happy in this flat. Lets see when they are able to find some better place.
My next task is to get the damp wall repaired somehow by the management company when the tenants leave as its impossible to find out the cause of wet wall till these tenants are there. I am right in thinking that if the wall dries up by March/April time then there was actually no leak but it was condensation?1 -
It's often not easy getting folk to understand the principles involved, as they can seem counter-intuitive.
My suggestion for the vac and dehumidifier had a few purposes, the first being to make their life more comfy even if they don't otherwise do the right thing. Then there's protecting your asset - the actual property - and finally it shows you are a more than reasonable LL should the tenant consider taking action against you.
As for the wall, if it's cond, then it's a cold weather issue. If penetrating, then wet weather. I can't really say much more than that. Do you have photos of this damp?0 -
