Rent increase

Hi just looking for some advice and guidance. I am a current sanctuary housing tenant and over the last 3/4 years I have had rent increases. I resived letters stating that the rent increase to pay for new kitchen, bathrooms and boilers in my property. The rent has been increased on two occasions now with the same promises but nothing has ever been replaced. Where do I stand with these promises made and not being fulfilled. I also understand that is it dosent need replaced thay won't replace it but in terms of my kitchen and boiler thay do need replaced.

    What have they said when you have had conversations with them
  • Do the rent increase letters state that these replacements will be made in your property specifically?  Sometimes housing associations justify rent increases across the board to raise fund to upgrade properties that need it, not necessarily yours.
    If they say the work will be done on your house have you asked them why it hasn’t been carried out?

    Agree, it will be a general statement, not that every individual house will get work, and there may be some in a worse state than the OP's which are higher up the priority list.

    Maybe an enquiry as to where you are on the list for a refurb.

    Any improvements a landlord makes to the property may increase its rental value.

    Why exactly do they need replacing - eg are they old and worn or actually broken? 
    If there are specific issues that affect the use then you need to report these in writing and follow up on getting a repair. 

    Outside that, the statements are likely just to provide context or soften the blow, but legally meaningless as far as you're concerned. They're allowed to increase the rent and as long as the amount is reasonable, that's all that matters.

    Not basic upkeep surely, or “improvements” that the tenant doesn’t want and doesn’t even get - as in this case - as an excuse to hike the rent🙄
