  • and i think they will have to tell the tennants to leave as well because IMO selling with a tennant in situ in the south will be nearly impossible unless you give it away

    tennants in situ in 90% of the times i have looked are paying under the market rate / landlords after april i think it is have to the new stamp duty plus the rate dropping to 125k starting point so over a years rent totally wiped off /plus epc/ plus tennant can challenge any rent rise whatsoever for free /epc c which is hard to achieve /section 24 wiping out anything but cash buyers /

    i also have a single house in the scotland rental market and there you can see entire portfolios with tennants in situ listed and not selling at all / rules are even more harsh in scotland

    they are going to need a lot of the overseas landlords to take over but i have seen programmes on tv where a lot of them have been burned in the london high end market.
