How long to sell a house

How long does it actually take to sell a house if.....? 

A) if you found a suitable buyer with a decent job and could potentially get a mortgage.

B ) you're looking for a buyer ( in order to get closer  to the asking price) would it better to get an estate agent involved or not?

I know many there's many factors. Sale rate in the area is decent. House doesn't have a mortgage but has a charge by a relative' who is happy to sell the house in exchange for their money owed 

What are the costs involved in terms of legal work etc.

  • We usually say that the quickest you might expect a freehold transaction to go through is around 12 weeks. If it is leasehold you can add another 4 weeks to that. These are just rough guidelines though as there are a lot of factors that can affect things and slow them down, or even sometimes speed them up!

    It’s a case of how long is a piece of string ? 
  • We sold in 4 weeks and bought in 5 weeks (at the same time), so were technically homeless for 1 week!

    If you have a  trustworthy buyer lined up and are happy to negotiate/argue  with them, chase them up if things are not happening quickly enough etc then you do not need an estate agent.

    If you want to market the property, get a few people interested and maybe maximise the price and/or pay someone else to deal with buyers, other estate agents etc then better to have one.

    My quickest was 6 weeks. Had a good deposit, no chain, had no clue what I was doing so viewed house, said "yes" made offer, got survey, re-offered £2k under and vendor said "yes". Searches fine, mortgage offer fine. Agreed dates, done. Lived there 10 years.

    Just a solicitor, why pay commision if you have a buyer lined up. If you got a better offer via an agent, it would need to at least cover their commision and then some to be worth waiting for it to come along.

    What kind of commisions are we looking at for estate agents. I have a 1 or 2 local people interested. But like everyone Said it all depends on if they can get mortgage etc. They say they can. That's why I'm thinking of putting it on the market as well for back up. How much commission do estate agents generally take ?

    Also how much should a solictor take do this ? Lastly what's the difference between solicitor and conveyancer ? Are they the same thing and what shall I look out for when selecting one. 
  • We have just sold a leasehold flat with no issues to a first-time-buyer and no chain at either end and it took six months.  Just warning!
