Mezzanine access to boiler for repair

ok so our old Vaillant boiler has been playing up for some time and also leaking. Its out of warranty so I tried to get a sign up for a plan to fix it. , as cant afford a 3 grand new install. At the last second the advisor said no FIXED ladder (to go up the loft which is more like an unfinished mezzanine at the mo) no engineer 😔.
So our loft / mezzanine space access point came is not through a hatch. You have to access by going above our bedroom entrance (above door). Ie the ladder has to be in front of the door to go up. So far we’ve been going up using a foldable ladder, until we can finish that space. But Vaillant don’t accept that as safe access.
Ideally we don’t want some ugly fixed metallic thing to pull down. Can we use a sturdy but detachable ladder ? the mezzanine type Or would that still be a NO ? Any suggestions would be welcome

Temporarily secure the ladder at the top? There must be a way?0

I expect they want something like this: ACCESS LADDERS from Ladders999.co.uk that is fixed at the top and the bottom. The top fixing is easy, but the bottom fixing will be into your flooring, although a single screw at each leg might not do too much damage.
£3000 for a new boiler doesn't look so bad if you can get the boiler moved to a position where it can be serviced at the same time. Boxt will lend you the money to have one of their boilers installed.

but does anyone know if a ladder you can clip at the top then take down when not in use is acceptable ?

Have you tried another repairer? So many boilers are in lofts nowadays someone must be willing to work on them.Tall, dark & handsome. Well two out of three ain't bad.0
