How can I advertise a room for rent when I'm not allowed to as stipulated in my tenancy agreement

I've just rented a 2 bedroom place, my intention was to advertise the spare room on the Internet.
The estate agent advised I'm not allowed to advertise on social media, although a 'friend' can come onto the lease with me via the estate agent.
The length of time I've known the friend isn't relevant
Any ideas how I could circumvent these conditions without breaking the tenacy agreement

since we cannot read the exact wording, how can anyone tell you how to successful ignore a condition you said you would follow when you signed up for it
is it referring to "sub-letting", taking a lodger, or making it a joint tenancy?2 -
I suppose it depends on the wording of the lease, but it sounds like renting a room (i.e. getting a lodger in) is something they don't want you to do in any circumstances.
They are saying that if someone else moves in, then they would have to be on the agreement and they would be some kind of joint tenant which may or may not be a status you wish them to have.

"come onto the lease with me via the estate agent" no doubt means payment of fee to amend your tenancy."not allowed to advertise on social media" probably means you pay the agent to advertise for you.It would have been better not to ask the agent. Does the agreement actually say anything to that effect in writing? Even if it does is is probably unenforceable. Taking a lodger is not classed as sub-letting.0

Does the tenancy prohibit a lodger? Or advertising on social media? If not then the agent's remarks are not enforceable.
Even if prohibited what will landlord/agent do ? Hope to evict using s8g12 breach of contract? No judge will evict for that.
Hopefully a chum or acquaintance will be interested. If you do it use a formal lodger agreement allowing you to promptly evict them if problems.

I asked if I could request the landlords's permission and was advised by the estate agent I'm not allow to advertise the property on social media to get someone on the letting agreement with me after they have gone through the vetting.
I was advised if I found someone they can apply to join me on the contract

'coming onto the lease' sounds like they'd be added as a joint tenant and jointly responsible for everything. Probably fine if it's a partner or good friend, but might not work out so well if it's a random person you've found off Facebook, even if they seem legit in your initial meeting.Debt Free: 01/01/2020

Depends how much you want to bend the rule but if you are on any Facebook groups for your local area or a local hobby etc you could post on that group and it would be unlikely it would be seen by the agent as the group is only visible to members.Or just ask friends, co-workers etc to ask around.1

I'm surprised about the internet advertising clause 2.23; it seems to me that 2.22 covers any possible financial outcome.
