    OP, it's worth looking at local carpet places if you haven't already. In our old house, over the years, a lot of the house was done with offcuts. We had a good relationship with Gary the fitter who would always tell us if they had a decent offcut as an option. Got both sets of stairs and landing done for £300 earlier this year in our old house before we sold it. Fitting shouldn't be expensive but I always removed the old carpet and fixed the floor/cleaned up before they came. The last time they told us to keep the old grippers in as the new stuff is pretty rubbish apparently. 
    I'm looking at using a local independent carpet company to supply and fit out my 4 x 3.5m lounge 
    I've had to take up the old grippers that were pinned through Thermoplastic tiles. They needed to come out so I could fit new skirting. I'll ask the company what's best to fit in this case 
    Tapi Carpets said they could do that size for £299. Fitting and new underlay not included.

    you have now discovered what it is to be a landlord needing to replace carpet damaged by tenants, it can cost an awful lot of money to get the sort of quality a householder wants rather than cheap 'n hardwearing for a tenant
  • No pity from me for landlords sorry, not sorry. A house should be a home, not an income stream.

    We moved into a new build 6 years ago (2018) so required carpet and underlay, cost us £3000 then for lounge, stairs and landing and all 4 bedrooms. We went for good quality underlay and carpet, which you end up paying more. Unsure about square meters though, it is a reasonably big detached house. 
    If you want to know that, have a look on Right Move sold house prices site and see if your house is on there. You might find the original estate agent particulars and the floorplan will probably have the area information and the size of each room etc.

    If you can't find your house, have a look for a closely similar house sold or for sale.
