Partner wants to invest in property

Hi - I have just purchased a property with a deposit of £80k. My partner wants to now join in on the property by paying for a new extension which would cost approximately the same. What legal protection can I give here that, in the case that we break up, she gets her investment back? Ideally I'd like to give her half of property and proceeds etc. Snag is that if we go down the adding her name to the title route I understand that there would be stamp duty to be paid (she already owns a property also).

You can have a deed drawn up to record that she owns a proportion of the property beneficially. I did that when I moved in with my partner and paid for half the house. However I didn’t own another property.0
