No justification required by landlord. No justification required by tenant to say reduce rent or say no to suggested increase or to give notice and leave. Obvs.
Can always give them the option, eg £x increase with the door as is or £y increase with the new roller door.
Yes that's a sensible option, I just wanted to keep the garage door and the rent as two separate issues. Just in case they think that I'm raising the rent to cover the garage door, then they might come back with "we've paid for the door by now, so you should now reduce the rent because the door is paid for"
If they want to contribute to a better garage door that's fine but you should make it perfectly clear that they don't have any ownership of said door and the money they contribute is 'lost' except for the benefit they get from it while living there. Please don't get into complex arrangements, they always go wrong I've known tenants install a patio ( with permission) at their own cost and there's no way they could take that with them
