Great advertising,  I met Elizabeth when I was viewing houses to downsize.

She makes a great effort to know about local matters, and was very helpful.
you mean she is a local gossip  :D

She may be all you say, but whoever took the photo shouldn't have made her look down on the potential customers superciliously like that. She should have been sharp enough to spot that too.

There may be an element of 'psychology' here.
    • If an estate agent puts up 'standard' bland signs, nobody really takes much notice of them, or remembers them, or discusses them
    • But if an estate agent puts up "truly awful" signs, people notice them, they remember them, they discuss them with friends, they post about them on MSE and other social media sites. And it generally helps raise awareness of the estate agent.

It's a strategy that was started by washing powder brands many years ago. Nobody was taking notice of their sensible adverts, so they switched to making "truly awful" adverts to get people's attention.

(When asked, lots of people say they actually avoid a brand because of their "truly awful" adverts, but the sales figures suggested otherwise.)

It reminds me of those click-baity ads you see saying "Must read - most UK pensioners don't know about this secret benefit!!!" with a really unappealing picture of an older person grimacing at the camera and brandishing an envelope.  Etc.  It's memorable for the wrong reasons.  I've never clicked on one.
