Sell without agent

Hi,
I want to sell my house. I know what it is worth approx. It will probably sell to a Landlord. I'm thinking 160k.
Is there any reason why I cannot put it on Rightmove myself? Any tips or advise please?

    Only approved agents can market properties on Rightmove.

    I think that if you list with Quicklister then it goes on rightmove?

  • Many buyers will ignore properties listed by the likes of quicksilver, purple Bricks etc. Too little service too much trouble.
    But that's just my opinion.

    And their sellers all 'know exactly what their house is worth,' so won't accept less.

  • You can do it with rental property. I think there are agents like purple bricks that do the advertising. I understand people don’t like buying through Purple Bricks so I probably wouldn’t go with them. What about putting a sign outside and seeing if anyone is interested locally.

    People may have differing opinions, but a good agent does more than just advertise your property. They help sell it, and they make sure the buyer has the funds and isn't some chancer. Once sold, they also help keep the chain going. Is it worth skipping for the sake of £1,600 ish?

    OP - As above, you will need to get involved directly with negotiating with potential buyers, some of whom could be difficult characters and not what they seem.
    Would you be happy to do that ?

    There seem to be 'online agents' who will advertise your property on Rightmove, for a fixed fee - some starting as low as a few hundred pounds. So you could look into those agents.

    But those type of agents have been 'coming and going' for many years, and they've never been very successful. So I guess that's because it's never been a very effective way of selling property.

    Yes I would. Having been self employed / run a company for the last 30 years I'm very used to dealing with difficult people. 
    Quick lister is £79 including a listing on Zoopla, £1500 is £1500 and the way I see it is that estate agents are there just to introduce buyer to seller and make easy money. The days of looking in estate agents windows are long gone,at least for the type of person that will buy this house. R
    There is no chain.  Regarding funds it's send bank statement to my solicitor and then I will take the offer seriously.

    Is your solicitor aware that they will be required to act as an estate agent's secretary and vet third parties' bank statements?

    Our general advice, since you asked, is don't - but yes, you can technically do exactly as you suggest.
