    Thank you for the replies. I also think and agree that people are waiting for rates to fall. I am even considering taking it off as I’m not sure this is the right time for me to move however I will give it a few more weeks. I have had enough for putting however he seems to be messing about so I’m not sure that will go anywhere. 
    I think the first thing is to decide whether you actually want to sell or not, as it sounds like you are not sure.

    @lisyloo mine it falls under the threshold for stamp duty 
    ok, but aren't you likely to be in a chain and this affect lots of people higher up the chain?
  • @Albermarle id love to move but need a buyer and a house I like also. I found one and it went wrong and I need a buyer first before I can start putting offers in etc

    I'm not sure it usually works like this.
    There is normally a chain which is an average of 3 or 4 houses.
    If everyone waited in turn just to look it would take ages.
    Normally people are all looking at the same time and there are some delays but it's not normal to wait for each house in the chain to have offers accepted before the next person starts looking - that would take ages.

    You should be able to put in offers whilst yours is marketed.
    If the timing doesn't work out then people pull out.

    In your situation I'd carry on looking.

    I disagree. No sensible vendor would accept an offer from a buyer who is not in a position to proceed.

    Another option is to sell and go into rented and break the chains.
    In some ways this is much easier but depends on your view on the housing market.
    Also whether you have kids, pets or a lifetimes worth of possession in tow.
  • It really doesn't matter what time of year a house is put up for sale.

    What really matters is pricing it right for the location and the market at the time it goes to market.

    If you are getting no interest at all it would suggest that the pricing isn't right.

  • Sold my flat quickly last year in May, then late September the buyer withdrew as their son preferred another property. Went back on the market late Sept and sold quickly. My flat was a fair price compared to what had recently sold and in a desirable area.
