Gas leak, gas inlet capped - trace and fix?

Have a look into boiler subscription deals, may suit a landlord best, fixed monthly fee. Will not be cheapest in long run but worth checking out.1

Now you know what the problem is you could get some other prices, if it was say £300 then I might be more inclined to repair and give yourself more time to think about replacing the system including maybe the radiators as well.
If they are all around the £700-£800 then I'd get a new boiler. 20 years is a decent amount of usage, they can last for several years more, my old one must have been at least 30 years old, but you just can't tell if something else will go wrong and you'll be in the same position as now.
I'm in the southeast, earlier in the year I paid £6k for take out and remove a broken down back boiler, 8 radiators and water tank in loft and replace with a Viessmann Vitodens 111W, 8 rads with thermostatic valves and an EPH timer thing which talks to the boiler by wifi. I kept the existing pipework. I think Viessmann may be priced above mid range.,
My heating guy did not do a power flush as I was changing the rads and he did not think it was necessary. I think if you are keeping the same rads, then best done.

I've even seen a few that are much, much cheaper (like under £1K). Certainly worth a look. But to spend £3K on a boiler and only get a 5 year warranty, no. For that sort of money, I'd be wanting a 10 or even 12 year one.

Oh my god. They are SO OBSESSED with fitting new boilers. They want to charge you £4k for fitting a £1k boiler. £3k a day! Get the make and model of your boiler and Google it with gas valve. I have got a similar aged boiler and I could get a brand new valve for less than £90. Should be under £100 to fit. Should be about £200 repair NOT £7-800. That is the price of a brand new complete boiler!1

If I go with an ASHP, would I need to make alternative arrangements for running hot water in the kitchen? What might that be?
Also, do Octopus install ASHPs for tenanted properties?
I was trying to do their quote online and it asked for details like - do you own your home, do you have space for a heat pump outside, do you have space for a boiler outside, are you renovating your house, etc. What sort of space would an ASHP need? Is it a major disruption to get an ASHP installed? (the question about whether I'm renovating made me wonder).0
