Struggling to get a mortgage without EWS1 form

I’m trying to purchase a portion of a shared ownership flat. I’ve had 2 mortgages declined as the housing association does not have as EWS1 form. They have advised that as the building is under 4 floors it’s not required but they seem to be the only ones. They advise to just get a mortgage from Santander as they’re not currently asking for one, but they iare out of my budget. Any idea if I can force the HA to get a form? The seller doesn’t seem bothered as she’ll get another buyer.

It's not just about getting a piece of paper. The HA would have to get the building surveyed by somebody competent to assess the fire safety features of the external walls, this is probably very expensive, and there's no need for them to do this unless under the legislation the building is defined as a 'relevant building'. Which it evidently isn't. Your lenders (is one of them Nationwide perchance?) are being unreasonably 'computer says no' about this.0

So far TSB and skipton have turned it down. I understand why it’s required just don’t know how I can get round it. 2 mortgage applications in 2 months is taking its toll.0

Do you have cladding? Other features that might be a risk (wooden balconies?) ?

Have you tried going to an independent broker?
How I understand it there are 2 sorts
1) all of market. You pay them a fee to find you a mortgage
2) broker only deals with certain lenders. They pay him if the client takes a mortgage through them
