Is this house worth for 300k?

    And for a very bland New Build the price looks too big.

    Each to their own but to me that house has got nothing going for it at all. 

    Its a box with an overlooked garden and no character at all.

    What made you view the house? What makes you want to buy that house over another?

    The owner can want any price they want, but you should only pay what it worth to you.

    I've recently been moving and there are 3 houses in the area that have been for sale for around a year.   In my mind they are over priced, but the owners are clearly determined to get what they believe their homes are worth.

    1. Good energy efficiency 
    2. New, so expect minimal repairs. The first owner will have dealt with any new build snagging 
    3. Beautiful countryside nearby 
    4. Train station. Hopefully Leeds to Manchester line
    5. Good schools and everything you need within walking distance 

    If you need 4 bedrooms but limited budget, don't want any expensive surprises after moving in then it's could be a sensible choice

    Leeds - Skipton line.  With limited services Leeds - Morecambe and Leeds - Carlisle.

    Also has a heritage railway though.

    Kind of amusing to watch, but sad at the same time that people don`t understand how borrowing costs affect everything including the value of their house.

    So many overpriced houses are just a box though, that is the tragedy of modern Britain.

    so #1 Buckworth rd
    sold as new build in Dec 2019 at £219,950
    Therefore had the new build "premium" associated with it

    all sales since that date have been new build first sales so offers over 300k for the very first second-hand house to sell on that estate does seem high
    The most recent new build sales were in late 2022 and only 2 of them broke 290k and although not physically built at time of google maps they look to be in marginally better plot positions on that estate.

    This is what they were selling for as new builds. Usually there's a 'new build' premium, so would expect the asking price to be less than what it originally sold for.

    Rightmove has a price reduction 29/5/24.


    This one that's not far away has seen multiple reductions from £360k in Oct 2023.

    Couldn't tell you about the price, because I'll need to research the area to answer, which I'm sure you can do (or should have already done if you intend to buy there).... I just want to say that it looks lovely and I like the floor plan a lot. Absolutely hate no landing area or a living room that leads to the kitchen (yours has a spacious entry). You've got 3 wet rooms, one is downstairs for guests (wouldn't want them upstairs esp non-family).
    We put trees up to cover the neighbours facing our house and parents have been living there since 1998. 


    I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.
    Mortgage debt start date = 11/2024 = 175k (5.19% interest rate, 20 year term)
    • Q4/2024 = 139.3k (5.19% -> 4.94%)
    • **/2025  = 44k       (4.94% -> 3.94%)
    • Q1/2026 = PAID    (3.94%)
