management company is refusing to send residents list of charges on account

Hi guys
I live in a small block of 6 flats and 6 houses. I live in a house, its a freehold.
Recently, I have asked management company to send me summary of the expenses ( charges ) for the last 3 months. They flatly refused, saying I am not resident director, so I have no right to see how money was spent.
What are my rights as a resident? What the law says? Can they just flatly refuse me to see how money was spent?

    Normal practice would be to publish annual accounts.

    Can you not speak to the residents director who I would have thought is one of the 12 owners.

    I doubt published accounts will go to that level of detail.

    I guess the management company are saying they have been hired by the residents company.

    So they will only take instructions from the residents company.

    So either...
    • The residents company can probably request the 3 months summary from the management company (and pass it on to you)
    • The residents company can probably tell the management company to give you the 3 month summary


    (Unless, for example, your deeds say that you are contractually entitled to a 3 month summary.)

    No that's not information that would provided in annual accounts. Be too time consuming and of no great relevance. Annual accounts would only provide a breakdown of income and expenses incurred by classification. Along with accounting adjustments for sinking funds and reserves.

    no, 
    it is not clear from your post what your relationship is with the "management company"
    you say you own a freehold house, so what does the management company do for you?
    who appoints the management company and are you a member of the appointing body?

    as others have said, to see that level of detail you would need to be someone with the right to demand access to financial info, so in reality a director of the appointing body.

    Provided the contract between appointing body and management company does not exclude them from having to give such detail - for example,  just because you are a shareholder of a company it does not entitle you to see "commercially sensitive" financial info in detail.
