Hi,
I wondered if anyone knew if there were any rules around new builds and guide prices? And how much they can be increased by.

There are no rules, developers try and get as much as the market will allow and all new houses come with a premium depreciating in the same way as a new car.
There are a number of variables from cost to buy land, ease of groundworks, cost of materials and availability of labour and are there any other new builds for comparison.
Those plots deemed in a better position with perhaps south facing gardens might be priced slightly higher than that close to local electrical sub station. Buyers might get a reduction for the last houses to be sold on a development if at end of developers financial year.
Even countries that use cost per square metre as a guide have similar variables.3 -
the rule is that it will always be rather more than you thought it should be.
