You can leave relatively trivial amounts of potentially useful things behind, without getting the details nailed down in the contract - nobody is going to sue for you having to get rid of a couple of paint pots they didn't expect. Perhaps different if they find the shed stuffed full of several decades' with of "that'll come in handy some time" widgets.

Part used tins of paint does not keep. Even unopened tins, if stored incorrectly can go bad - They also have a limited shelf life.
Paint on woodwork, walls, and ceilings will change over time. Some colours are prone to fading (reds in particular), and whites will often yellow. Touching up these surfaces, and the spots could stick out like a sore thumb.
Any language construct that forces such insanity in this case should be abandoned without regrets. –

Ok thanks all.Part of the contract is not to leave any rubbish behind but I guess if contact estate agent then my back side is covered. It just seems like such a waste to throw things away when the buyer could use them in future.akso with instruction manuals i have 99%of them and was also intending to leave that as part of the package.Ive also got spare kitchen wall and floor tiles which would be very handy should any get cracked in future.
I love how considerate you are being 🙂

I think I'd communicate it via your solicitors, just to be on the safe side. That way, if the buyers get there on completion day and moan to their solicitor, they'll get reminded that they agreed to it and have no recourse.

If you tell the estate agent and they don't pass the message on, or don't pass on the correct message, and the buyer gets the keys to the house after completion and complains to their solicitor, then I think it could create unnecessary aggro if the solicitor didn't previously know about it.

Yeh I think I'm best if I notify the solicitor so it's all official.
