    I just learned about the complexity of 'easements' (people having a right to access because something of theirs goes through or is attached to your property) because I'm having a horrific Title pallava buying a house (totally different scenario but hey ho).

    Having a neighbour's EV charging point attached to the house would make me extremely wary of potential easements issues when selling. So yes, I would refuse.

    Honestly as a buyer if it were between this and another house, after what I've been through with the easements, I would choose the other house. In my scenario, there's no way I'll find another house in my budget in this area, hence I'm continuing - not for the faint-hearted. Off to cry, now.

    I wouldn't agree to it, because: 

    * The neighbour's contractor might damage your wall when installing the charger
    * The neighbour's contractor might damage your wall when repairing / maintaining the charger
    * The charger may malfunction at some point and damage your wall
    * The neighbour may sell their house and move away before you do, and the new neighbour might not be as nice 
    * A new neighbour in the scenario above might view the charger as precedent and get assertive about installing other things on the wall, like an outside tap or a trellis
    * Having other people's stuff physically attached to your property / being stored on your property is generally not a good idea because it muddies the water about where the responsibilities for the various things lie

    You mentioned you live in a row of link detached houses... If you wanted an EV charger, where would you install it? Would you approach the neighbour on the other side and ask to attach it to their house? If not, why not?

    Hi NewlyR, any chance of a photo of your house frontages, just in case someone here can work out a suitable alternative? Tho' I'm sure your neighb has tried everything.
    But, sadly, your caution is reasonable. There are regular threads on here - and especially on Gardenlaw - about 'things attached to other buildings'.
    Yours should be clear-cut - it is simple to provide evidence that permission was given, and could be rescinded at any time - but that's not to say that one (perhaps future) party cannot make it difficult = potentially costly/awkward/unpleasant/falling out...
    And, yes, you'd need to clarify matters with your insurance at least.

    Either option will add to installation costs, but that isn't your problem.


    I think your neighbour needs to look at the type of options that @FreeBear posted about. They'll be pricier/more disruptive than shoving it on your wall, but will be wholly on their property.

    I would say that you spoke to your house insurance and they said it could cause a problem if there was a fire

    What about it? Can't think of any normal question on an insurance proposal form which would be relevant here.

    It could breach the Wiring Regulations.

    Pretty sure that deliberately breaking those counts against the 'proper maintenance' clauses.

    I wouldn’t consider it.  Charge points come in all shapes and sizes.  My Ohme epod is only 14cm wide, which I would think he could attach somewhere on their own property.
