No EPC certificate....NatWest mortgage

Currently trying to purchase the place my husband and I have lived in for 18 or so years (I'm getting older so ignoring the time going past 😂) have applied to NatWest and gone through all checks, passed the first few hurdles and now being sent to underwriters and valuation to be booked. I know this place has never had an EPC certificate and until recently I didn't know it was required when renting a property. Neither the solicitor or the bank has asked or mentioned the requirement of an EPC certificate but is it something we need to get before the valuation stage? Will the mortgage be refused because there isn't one? 😫 We live in Wales.

Pretty certain it is also needed when selling a property.
The current owner should arrange one which appear to start from around 40.00 so not expensive.2 -
You (I mean all of us) cannot either sell or rent out a property without an EPC.

Your solicitor should be requesting the EPC from the seller as part of the conveyancing process.0

Unless you have applied for a 'green' product, NatWest won't be interested in the presence, or otherwise, of an EPC.I am a mortgage broker. Can't see why you can't simply arrange for an EPC yourself (at your expense). Landlord may then be unhappy, but you'd likely be in stronger negotiating position.
May well be quicker than trying to get clearly incompetent landlord to get one done. Wonder what else he has "forgotten" to do (declaring rent income, gas safety, protected deposit etc etc etc...)
Have you checked the public register of EPCs?
Lender can require whatever conditions that they like (eg must have EPC). You can require whatever conditions you like for mortgage (eg no EPC): Unless you both agree there won't be a deal.

So far it's not been an issue thankfully, had the valuation (in person) last Thursday, message from NatWest that we had passed the initial checks and mortgage is agreed subject to valuation. So now just waiting for NatWest to hopefully offer the amount we need 🙏 Just arghh, so depressing how it comes down to how much the valuator decides our home (which it has been for 18 years) is worth 😩 Crossing fingers we hear something by next week. Keep seeing about a mortgage tracker from NatWest, but not received a log in yet 🤔0

Well just figured out how to get my mortgage number, so now I have the tracker. The valuation is in progress, so not really given me any more than I already know 🙄 Doesn't say valuation received thou 🤔 hoping that just means they dont update the tracker regularly.0
