    I was booking viewings as a potential buyer.

    That's brilliant as it is the home owner that answers those bookings. That part of it is great and works well. It as soon as you put offer in that the scam for over charging for ID checks start even when your solicitor offers that information to them.  They don't want to know, they WANT that £60 No matter what. If you can't take that info from a solicitor which I have already paid for they will not process the sale further and as the seller has already under an obligation to pay their fee they don't give a dam if you threaten to back out and withdraw offer as they don't lose anything.   Be careful of this company who went into liquidation and were bought for £1.00. They are a money making machine until someone stands up to there scam.  I have just found out they were on BBC RIPOFF BRITAIN recently.

    We once viewed a house being marketed by PB. Never again. Not only did it take us ages to actually get them to commit to a viewing slot but the PB agent, when we did finally view, knew absolutely nothing about the house and had clearly only just got out of bed after a heavy night. It was out the other side of unproffessional. Thankfully, in the event we didn't like the house much anyway!

    This has been an eye opener and I would never use them now going forward.  If i see a house advertised under them in future I would avoid like plague as they are a money spinning cowboy EA making money from both seller and buyer without worrying about house offers being withdrawn as they win with their fixed fee anyway.  It's the seller that loses out in the end as the offer on house has been reduced by £500 due to the time dealing with these idiots.  If the buyer don't like it I will back out of deal.  BEWARE BUYERS USING PBs

    It's all about money, nothing to do with helping the seller and buyer achieve a quick sale.  They should have wording on all their boards for potential buyer stating "Fees Apply"

    Most EA will charge for this, however likely in the region of £25-£30.  £60 sounds excessive.
    As a buyer I have never been charged for AML by the selling EA and they would get short shrift if they tried it.
