    Following this with interest as we are viewing a property next week with Purple Bricks. Wasn't keen when I called them and they immediately tried to push me to their mortgage brokers, and I felt like I had to jump through hoops just to book a viewing (which has yet to be confirmed).

    I've since read a few things about them - mostly about their dire conveyancing firm. I'll be asking about this AML fee when I go to view with their 'local representative'.
    I'm surprised about you having to jump through hoops to get a viewing on a Purple Bricks property. When I viewed Purple Bricks properties I booked the viewings online, received my confirmation, and just turned up. While I'm no fan of PB, I found booking viewings very easy.

    are they a sort of franchise - so you may get different experiences depending on who you deal with?
  • Purple S**** get about £250 referral from conveyancing co for the buyer and seller and maybe £250 from the mortgage broker too. £100 AML profit. Etc etc

    But the seller thinks they're getting a bargain and it's difficult to get out of the contract.

    A typical agent will politely recommend companies of course but without the hard sell and without knowing that they're pushing rubbish.

    I had a v bad experience with a pb seller. In a later purchase Hamptons gave us their brokering service for free because Santander mortgages kept making mistakes and slowing things down.

    The buyer also pd off with them also but that is a good idea as I have always said they are not my Estate Agent and the 4,500 I'm paying my agent should cover all this sort of thing with my buyer which it did as they confirmed that do not and won't use that process for buyers.

    Most EA will charge for this, however likely in the region of £25-£30.  £60 sounds excessive.
    Spoke to a lot of EAs around my area, West Midlands and they add it to their fees that and lump the cost that is a quick phone call at a cost of around £5,00 but many taking the solicitors word about checking a buyer out.  For some reason PBs  refuse to take their word that I am ok to buy.  Of you can't trust a solicitor who can you.  It's a money making scam and no wonder they went into liquidation some years back.

    I did it all online, on their website. So, I would have thought that would be the same for everyone. Local independent EAs were the people who turned up.

    Nothing to do with viewings,  that's the easy bit.  Once you put in an offer the charges start coming.  Never have I heard of the sellers EA charging a buyer.  They should lump the cost in their coatings for seller which is around £5 and not the £60 They are trying to get out of me so far.

    None use it in west midlands and it is £5 to check so rather than lose a buyer they suck up this charge.  My buyer has not had to do any of that and paying me more that the house I'm buying!!!

    If I was looking to buy a house listed via Purple Bricks I'd be very tempted to knock on the door and talk to the seller directly first, so that they at least know that you exist and how bad PB is from the buyers side.
