As a seller you have many things to consider and should have included other information with your offer.
A seller will consider how quickly you can complete, if you are flexible with timescales if they need to be. If you are in a chain or not. The amount of mortgage you require or if you are a cash buyer.
I recently sold a flat, I choose to sell to a first time buyer rather than a buy to let landlord. I recently sold a house and choose to sell to some ex tenants who I know really love the house and already new all its negatives but still wanted it. I could have got a few grand more but made conscious decisions about who to sell to, its not all about the money3 -

I once met someone who was proud to tell me they and their neighbours would never sell to a non - white person.
I longed to win the lottery so I could buy a house in their street so I could immediately sell it to any non white person.

* they want it to go to an owner occupier who will fall in love with the place and have some skin in the game by going through mortgage applications, so less likely to find a better deal and flake
* they want someone with a shorter chain (if relevant based on your definition of cash buyer)
* they have an emotional attachment and want it to go to a nice lil family
* they have a long chain above and don't need to be rushed, in favour of holding out for a better offer
