Agents giving the silent treatment after giving my bid last week...

I had been bidding back and forth, and getting replies within 24 hours max.

I sent in another offer end of last week and now have heard nothing back.

I waited a couple days thinking it was good news since there were no counter offers and assuming the other bidder/s had dropped out then sent an enquiry for an update but now after 2 emails aside from my last bid, I have not had any reply all week.

What could be going on here? Some other deals going on in the background leaving me out of the loop?

    Possibly. Or they could be trying to make you nervous in the hope you will increase your offer...

    In my experience they've sold whatever it is. When I was trying to buy land the responses dropped off completely once they had accepted an offer elsewhere

    Agent works for seller, not you 

    They could well be tying up a deal with their pet quick cash buyer.

    The seller could have accepted an offer and so the EA is no longer interested.  Or the seller could still be considering your offer or waiting for someone else to view / confirm / increase their offer.

    So if you don't hear anything then it isn't good news but no news, so you will just have to wait to see if you get any response from the EA.  You could chase them next week and ask for an update as to whether your offer has been accepted or not.

    Precisely what I thought. They'll either tell you that it's sold already. Or, they'll do something else like suggesting you increase your offer. Most likely the former.

    I got a response from EA stating vendor had been out of town and they are now considering the offers.
  • What reasons could they have for disqualifying me even if I am the high bidder?

    I don't get what there is to discuss? Why is my offer not de facto accepted as would be the case at the end of an auction (this sale is by private treaty)?

    I do remember the agent asking me for my full name and address ostensibly to be 'registered' on their books. I have already received some spam email from them so I am wondering what else they have done with that information.

    Credit checks? Financial status?

    What information could they have mined with the information I gave them?

    I have never been in debt in my life except maybe a few hour overdraft.

    Is it likely they have based a decision based upon some surreptitious checking they have done and having found a lower bidder more suitable 'on paper'?
