I am currently unemployed with 2 children and I have an IVA (I will be returning to work in January when my youngest statts nursery) I do however have a guarantor secured, a positive reference from my current landlord and a holding fee and deposit money readily avaliable.
I have been turned down for properties over 15 times because of having an IVA. What else can I do to help me secure a property? Is there anyway you could offer to pay 6 months rent upfront? I realise having an IVA makes it unlikely that you'll have the money yourself but could your guarantor lend it to you? No job and insolvency on your credit record is going to be a tough sell in the current rental market and many landlords avoid guarantors as often the guarantee ends up being useless.Make sure you provide ALL the information the landlord/letting agent requests as part of the application. Partially completed applications sent to me get tossed.Landlords can't advertise directly on Rightmove and Zoopla but they can use online letting agents to get around this. If searching for a rental on one of the property portals look for properties being advertised by OpenRent, Mashroom, 99 Home and Letting a Home. There is a reasonable chance it will be the landlord, rather than a letting agent, doing the tenant find.0
