End of tenancy inspection no inventory

Options
Help and advice needed
I rented a property from fox property and after a couple of years Martin & co southend on Sea took over as management agents and I complained about a massive tree in the garden well overgrown and I am registered disabled after 2 hip replacement and spinal fusion and was told it was down to me.to cut it and maintain it After the complaint we where served section 21
Where do I stand the estate agents didn't rent the property and have no idea what state it was in and no inventory available
What rights do I have on the inspection side of it

    * which country? Rules vary. (edit - sorry. S21 so must be England)
    * I assume your landlord has not changed, just the LL's agents? Or was Fox named as your original LL?
    * if there is no check-in inventory, how will the LL (or his agent) be able to argue that there are missing items (you just say "What table? There never was a table"), or damage ("That broken window blind was broken when I moved in"). Very hard for the LL to deduct anything from your deposit without proof you lost/damaged something.
    * tree is different. What does your tenancy agreement say about garden maintenance? Generally the tenant is responsible for routine maintenance like lawn mowing, weeding, hedge trimming, ie keeping the garden as it was subject to natural (controlled) growth. But a 'massive tree' (how tall?) is likely to be ruled by the deposit arbitrators or a court as beyond routine maintenance and clearly a H&S risk to any tenant trying to control or cut it down.
    * if you want to dispute any proposed deposit deductions use the deposit scheme - that's why they were set up!
Post 3: Deposits: Payment, Protection and Return.
    * have you actually moved out? You do realise you do not have to move out when the S21 expires? The S21 simply allows the LL to apply to court (which can take months) if he wants to. He may not!
    * Only a court can end your tenancy, not the LL and not his agent. (well OK, you can, but he can't)
