Cyclical Repairs: leasehold flat

Hi everyone,
Hoping someone may be able to advise. My partner and I recently purchased a leasehold flat in a period conversion. We are the basement flat 'A', with 3 other flats above us (B, C, D). We knew cyclical works were coming, but had been provided with a tender document and two quotes for around £44K, to be divided equally between all 4 flats.
Many of the 'works' are for things in the main part of the building (we are self-contained and do not have access to the communal door for flats B,C,D) such as new carpet, adding perkomatic closers to doors etc, and in some instances, only 3 flats are specifically called out.
How can I find out whether we are legally liable for an equal share of the works, if we don't benefit? Of course anything structural, like brickwork or roofing etc is split by 4 flats, but if there are internal works done to communal areas we do not have access to, how would this work?
Any advice would be greatly appreciated!

The lease should state how the costs are split. Having lived in various leasehold flat over the years, I suspect that costs are shared equally.
