prospective tennant asking about bad credit on house

  • just called experian... and they told me that there is department that deals with tennat verification.........im curious how do the credit refrence agencies know the persons linked addresses ?

    is it becuase the tennant pays council tax ?

    go to https://www.landlordzone.co.uk and get him to fill in a proper tenancy application form, and make sure he signs the data protection disclaimer on the final page, Then you can call everyone whose details he has given (last landlord/employer etc) and fax them the last page and they will probably talk to you and verify/not verify the info he has given. This is perfectly standard procedure.

    He probably just doesn't want to take the risk that you have bad credit and he will end up getting evicted from your property if you fall into arrears and get repossessed. He should be asking for all of these details from you, not the other way around.

    The renter asked a perfectly sensible question, and it sounds like he's already had a bad experience with renting. I've had a similar experience, of moving into a place only to find the previous owners (it was bought, not rented) were being chased by bailiffs and I was fielding phone calls constantly from creditors. That's not a big problem, as it's easy to prove. However, I've also heard several stories of renters who've found their landlord is in arrears. It seems to be more common these days with all the amateur buy-to-letters who've overstretched themselves. If that happens, especially where the landlord hasn't told his mortgage company that he's renting the place, the tenant can end up in real trouble - bailiffs coming around, being thrown out etc, etc.

    He's asked a sensible question, and you appear to have responded with bullying demands for all his personal information! You've probably lost him by doing that, I reckon, so won't need to worry about it anymore.

    You're damn right! I'm sorry, but providing a landlord with more than enough information for them to steal my identity? You don't need to provide that much info for any bank, solicitor or mortgage company!

    Come on please OP, if you go to www.landlordzone.co.uk you can do it properly without too much intrusion on someone's privacy and with a better idea of whether they are capable of paying their bills. They pay the referencing fee so you're not even out of pocket.

    I would have thought the number one rule of being a landlord was at least knowing the proper procedure for vetting a tenant. :(

    I'm afraid I agree. It was a reasonable question from a prospective tenent who has had a bad experience in the past. Your response comes across as paranoid and if you are that intrusive BEFORE the chap has even moved in he'll probably wonder how intrusive you'll be after he moves in and will not rent from you.

    Wow that's a bit of an overreaction! To me it sounds like he has had a bad experience in the past and maybe doesn't understand that bad credit is no longer linked to addresses (a common misconception).

    Sorry but if a prospective landlord asked me for all this then you wouldn't see me for dust...there are plenty of other places for rent and some of that information is far too sensitive for me to give out to a total stranger. I can understand that you want to make sure he's going to be a good tennant, but if you're that concerned about it then you really should be using a tennant referencing service or agency.
