    As far as I can see, the OP is just thinking it will be an airbnb, but nothing has actually happened yet. So a bit early for tipping off HMRC .

    They say that the buyer has other properties that they believe may be AirBnBs.

    And in any event, it's unlikely to stop it operating, at most it ensures the neighbour pays their tax!
